It's Just A Bad Name

There's a product on the market that often elicits sneers and jeers from parts of society at large, and we think it's gotten a bum rap. It's artificial turf, also known as synthetic grass. This material became widely known in the 1960's when it was used in sports arena applications, and was commonly known at the time as astro-turf. A lot of progress has been made since then in producing a more "realistic" synthetic, grass-like material.

Because it requires no sun or water, there are instances when something of this nature makes perfect sense. We've recently used it in an interior courtyard as a children's play area surface, in a waterside rear garden creating a grid between 24" square Travertine pavers, and in a back yard area where, due to deep shade conditions, regular grass didn't have a chance of growing. The product is fairly pricey (priced by the square foot), compared with grass, but it is very low maintenance, and should not need to be replaced for many, many years, unlike most grass. Watch how the product is installed, and you'll get an idea of why the labor-intensive process adds to the cost.

First, the area to receive the artificial turf is cleared and leveled.

Then, crushed stone is brought in to become the base layer.

This material is mechanically packed to insure a good, solid base.

A flexible tack-board edging is put around the perimeter, just as a room in your house would get a tack-board for carpet installation.

Next, a weed barrier cloth goes down to discourage future weed growth.

The artificial turf is laid out and trimmed to shape, just like a piece of carpet.

Once the trimming is done, the material is thoroughly attached to the edging board with the tacks and screws. Additional pins are used through the interior to insure that is stays put and no rippling occurs.

A heavy dusting of builders sand is spread over the installed turf, then swept in with a broom. This helps to raise the nap of the turf, and insure that the "blades" keep their upright form.

And here is one of the completed areas.

In this garden, the primary goal of using this material was to have a clean area for the dogs to do their business on...and they started using it the first day! It's easy to pick up from, and it can be hosed off as often as necessary.

The turf comes in a variety of heights and color ways, and also makes great putting greens for those inclined to include that in their plans. There are even varieties that have artificial "weeds" in the turf for extra realism. That may be going a bit far... Would we then need an artificial weed killer?

What I propose is that together we come up with a new name for this product. If we were to stop thinking of it as artificial "grass", but could just consider it as another material that we use to cover the ground in certain situations, maybe it would take away some of the bad stigma that surrounds anything artificial. Any ideas?

Walled Up

Our full home project has made great progress. When the drywall goes up and the interior walls are all in place, you can suddenly get a feel for what the interior spaces are like, and how the house will flow. This home was designed so that the clients can live their retirement years on the first floor, and the upstairs will be used by visiting family, for the most part. And there's plenty of room for all!

The entry steps and porch have been completed with the brick pavers. The "false door" entry is typical of this Charleston home design. The additional set of stairs on the side of the porch will create a more direct access to the front and the back yards for the homeowners.

The downstairs rooms have high ceilings and lots of windows to create bright areas for the living and sitting rooms, and the entry area offers a spacious welcome with lots of greeting area and a gracious stairwell opening to the second floor.

On the second floor, this landing leads out to the piazza that mirrors the length of the first floor entry porch.

These porches were designed before homes had air-conditioning, to catch the rare summer breezes in South Carolina.

Along with this back porch, this home will afford the owners several great places to enjoy the outdoors!

Over the next few weeks, we'll watch the interior start to take shape, and see the "Vogel Kitchen" come to life. Don't miss it!

Master Bath

A couple of months ago, we looked at a bathroom that we were asked to redesign, and I showed you several design options that had been presented to the client. Here are some "before" pictures to refresh your memory.

Before a final plan was even chosen, the homeowners stripped down the wallpaper in anticipation of getting underway...I guess they had had enough of the spring green pattern! With a couple of more sessions, a final plan was agreed on. As is often the case, it involves elements from more than one of the original design choices offered. And now, work is well under way.

Since the bathroom is over their garage, the homeowner had the terrific idea of opening a hole in the floor so that the demo material could be dumped directly into a construction trailer below.

This was also a great way to bring in new construction materials, and avoid a lot of mess and tracking through the house...well, all except the bathtub, which wouldn't fit between the floor joists. This 550lb. fixture required 4 men to maneuver it up the stairs and down the hall. It has found it's temporary home in the adjoining bedroom.

Everything has been ripped out, and new framing is in for the shower (which will now be glassed in on one side), the water closet and sauna. New overhead lighting is in as well.

And when the mess and fuss of a construction project like this gets you down, what helps?

Frankly, there is very little that a good box of mixed chocolates can't fix!

Wrapping The House

We saw the bones of the house going up last week, and now we can get a look at the covering layers going over that.

Insulation is put into all the exterior walls and between the ceiling of the first floor and floor of the second.

This will not only help keep the home an even temperature, but it creates a noise barrier for upstairs traffic--especially when the grand kids are visiting!

Then, the exterior is covered with the sheets of wood. A moisture barrier wraps the entire exterior, then the Hardie Board siding is nailed in place. This is a cement fiber product that creates a very durable and easy to maintain home exterior.

And the stately windows and doors are all in place.

The Sheetrock is being delivered for the interior, so we'll be able to watch the fun details starting to happen now.

This house is really taking shape!

Walls Up

Last time we checked in on our full home design project, the exterior foundation was in and the plumbing was being placed into it in preparation for the slab to be poured. When I checked in on progress a few weeks later, a lot had happened! The block portions of the exterior were in place, and framing for the interior walls was underway.

This is a good time to make sure that the homeowner is happy with the overall layout. It's not easy to make major changes at this juncture, but interior doorways could be widened, or moved, and other minor changes could be made. In this case, an upstairs hallway was eliminated and turned into a closet for one of the bedrooms. Pretty simple before the walls go up!

And here is the garage, proceeding at the same rate as the house.

The contractor is moving quickly here! More next week.

Let's Party!

Our pavilion project has reached a point where it's ready for the client's holiday gathering. There were a couple of details that weren't able to be completed; the additional pavers to wrap around the structure and for interior flooring in the pavilion won't be in until next week. But, the concrete floor will work fine for now, and the landscapers mulched the bare area to make it usable for the time being.

Before we look at the nearly finished structure, let's take a look back in time at what we started with.

Here are some pictures of the new plantings that were just installed this week. The landscape company also trimmed out the oak tree and cleaned up a lot of other messy areas in the garden. They were fantastic to work with!

In addition to putting some of the client's brightly colored pots into the plant beds, we replanted several that surround the pool, to add some color and bloom into the green garden!

And here, at last, is our nearly completed pavilion!

Later on, we'll take a closer look at some detail areas of the project. And hopefully, before the new year, the rest of the pavers will be in and the contractor will be finished. That would make the greatest gift!

Step Right Up!

As part of the design process for the pavilion project we've been following for the past few weeks, we decided to address access from the house to the pool area, pavilion and back garden. The home had an ample rear porch, but from the porch, the entry to the garden was on the side, which involved a hairpin turn at the bottom of the steps to access the pool and garden area. In addition, the steps were shallow (less than 12" in depth), which doesn't make a comfortable step.

There was a fairly simple way to correct the access by adding new steps on the back of the porch and removing the original steps. Well, I say fairly simple. But with planning and patience--and a lot of jack-hammering!--success has been realized.

The new steps were formed and poured, then brick pavers were applied to match the old steps and porch finish.

Placing brand new steps in an area with more space allowed us to create 24" deep steps, which creates a much grander access to the garden and pool, and invites people to linger, and possibly even sit on the new steps. The old porch rail was moved to open these steps, and re-used to block off the old side steps. Then, new hand rails were added to meet code requirements.

Then came the arduous task of removing the old steps. This is where the muscle meets the mat...or the steps, as the case may be!

A LOT of work, and considerable additional expense here. But this sort of change will really make a difference in how the interior of the home and the back porch communicate with the garden, and how inviting the finished areas will be. It will also create a nice green space for planting, which will help to soften the porch and hard paving material. Money well spent!

We are very, very close to completion. So close in fact that I'm saving the finished pictures until next week. We all like holiday surprises, right?

Stirring Up Some Dust

In order to get this pavilion ready for Santa's arrival, a lot of people have been pulled into action! As promised, painters came in over the weekend. The structure mimics the house colors to insure that it ties into the property appropriately.

The new Saltilo tile counter tops are in place, and ready to be grouted.

Though we're still waiting on a new shipment of pavers, what were already available on site are being moved, and trimmed to fit in the new spaces. Cutting pavers with one of these hand-held masonry saws is not for the faint of heart!

So close we can almost taste the grilling! Right now we're getting bids from landscaping companies, so the planting will be ready to begin next week. Here's a "taste" of the view of the new pavilion from the back door.

Opening Soon!

Coming down to the wire on this project, but so far all is going well...or, almost all. The basic structure is complete, roof on. Now, the structure is ready for stucco and trim details like the faux dovetail rafters applied under the eaves.

The entire structure is prepared for painting.

The counter area is formed, and readied for Saltillo tile installation.

The cooking counter inside the structure is ready for appliances to drop in.

Painting is to happen this weekend, and setting of the pavers will begin next week. One minor hiccup--new pavers to match the old are out of production for a couple of weeks, so the final finish line may not be crossed in the time hoped. But don't worry, I'll keep you informed!

Countdown to Christmas

Since we last looked at this project in our October 21st post, a lot has happened. The homeowners host a large event around Christmas, so the pressure is on to complete the structure in time. When we last looked, the block was still being set for the exterior walls. Now, the roof is on, so the body of the pavilion is set.

The pergola section has been attached. This took a lot of skill and careful carpentry to tie into the structure appropriately.

Beautiful, thick beams for the pergola, and appropriately notched to fit--just what we like to see!
The wiring is in for electric and sound, so that's all good to go!

Lots of finishing and detail work yet to do, and some intricate decisions ahead with the grading and the pavers...but I think this project is on course, and will be ready for Santa's arrival. Keep your eye on it with me!

A Room of Her Own Finishes

We're closing in on the end of this project. It's been so rewarding to me both personally and professionally. We were able to do something that I believe will have a very direct and daily impact on many people's lives. Additionally, the fact that we put out the call for help, and so, so many people said "yes"! It's been an experience that has taken me out of myself, and made me feel better about the world in general.

Here are more pictures of finished rooms in the Room of Her Own project at Alpha House of Tampa. These rooms were designed and executed by many members of the talented design community in Tampa.

Not that this cake needs icing, but nevertheless, here it is! Here is the courtyard "before".

And here's the finished courtyard area, complete with comfortable seating for mom and appropriate areas for toddlers as well.

Finally--A Room of Her Own!

We've been watching the progress at the Alpha House of Tampa on our Room of Her Own project. Last week, I showed you our own renovation in progress, and promised finished photos this week. Here comes...but first, let's take another look at what the rooms looked like when we started.

Pretty dull, and certainly not a room that would make someone feel happy. That's where we come in.

Here we are in the final stages of the project. Our wonderful artist, Jeff Monsein of Splat Paint, creates a simple motif of leaves, vines and butterflies on one wall. The butterfly is part of the Alpha House logo, and we felt it was a great design element for the residents that we hope are going through a life transformation!

I met with our room adopter early Friday morning to see what she had brought to finish the room off, then she and I did another mad shopping run that day to find the final accessories to make the room complete. Here is our completed product.

I was very satisfied with the results. The room is warm and cheerful, but still has a cozy and relaxing element about it. I hope we make the residents who will stay here feel safe and comfortable, and they will enjoy it as much as we enjoyed creating it!

Next week, I'll give you a look at some of the other designer's finished rooms, and we'll watch the courtyard renovations in progress. More fun in store!

A Room of Her Own Progress

After months of planning, the Room of Her Own renovations are in progress at the Alpha House of Tampa. Last week the design teams assigned to rooms in the East Wing did their installations. The energy and excitement was high and infectious! When they completed their work at the end of the week, it was time to move the residents once more to allow the East Wing design teams access to their rooms.
Our room work started off with a good cleaning. Everything was taken out, and the walls, ceiling and built-in furniture was scrubbed down. Then the painting could begin. Here's my crack team of helpers!

Linda and John Day offered to help with the painting, and I enlisted the help of Doug Phillips for carpentry and general assistance. They started with the ceiling, which required two coats of paint, generously donated by Tanner Paints and Benjamin Moore. Once that was dry, they moved on to the walls above the bead board line. Look out, John and Linda get kinda crazy with those brushes and rollers! Good thing Linda was due for a haircut.

Once the walls had two coats, Doug and John could start installing the beadboard and trims.

When the carpentry was all done, I painted the laminate furniture with a countertop paint also donated by Rustoleum. The fumes were noxious, but the result was worth it!

New drawer pulls, a new ceiling fan and sconce and a wonderful Roman shade from Levelor were all installed to complete the design elements. Then, artist Jeff Monsein swooped in at the eleventh hour to do a simple treatment of vines and butterflies on one wall. I'm saving this to show you later!

Today, I meet our room "Adopter", Roxanne Simmonds with Bank of America. Roxanne will be providing bed and crib linens, towels and other elements that will soften the room and add to the comfort for the resident. Next week, I'll show you pictures of the completed, fluffed room, and I'll also share pictures from some of the other designer's rooms. Worth the wait, I promise! Building Blocks

Building plans are in place, permits obtained, site visits made and structure orientation confirmed...we're off and running on our pavilion project. This one has taken a long time to get off the ground, but work is going quickly now that it's begun.

The slab foundation was poured after electrical and gas was in place. Then the block work began for the walls. When these are up, all block will be filled for solid walls, which will support the roof trusses and heavy barrel tile roofing materials.

Here's what it looks like in progress. The dust was flying as concrete block was cut.

Andy is doing a great job of getting this project up!

Some excavation has already happened where a pad for one of the pergola columns will go.

And our careful contractor, Al Albrecht, is keeping the work site as neat as possible, and keeping materials under cover to try to lessen the construction impact. This helps!

Our contractor has promised a mid-December completion date on this project, to be ready for a holiday party the client gives. His feet are to the fire, but I think he's up to it. This will go fast, so stand by!

Pavilion's Progress

Though I can't promise you the gripping suspense of John Bunyan's famous religious allegory published in 1678, we've been very anxious to begin this project, and it should be worth following over the next few weeks!

We looked at our plans for the outdoor pavilion in past posts.

This is definitely a case where careful shopping paid off. The job was given to nine separate contractors and building companies for bidding, and finally one came in at a price that made our client comfortable with the further investment in their property.

The winning contractor now has the construction plans done.

We have been asked to project-manage by this client, so we have already had several meetings with the contractor to discuss design and material details. The pavilion construction drawings are now at the city offices for permitting. Meanwhile, the contractor has demolished the existing pergola structure and cleared the way for the construction to begin the second he has approved documents in hand. Here is the corner of the property where the new structure will be placed.

After the demolition and clean up, the contractor and I met on-site to further discuss details and correctly place the structure on the site. Here is the site, waiting for the digging and slab to be poured. The contractor and I spent a lot of time with this placement and how the structure will relate to the pool and the home.

This will be where the structure sits, as viewed from the back porch.

When we see next see the project, a lot will have happened. Don't miss this!

Plumb Finished

"Plumb tuckered out" is an expression my father used a lot when I was young. I never really thought much about it then, but when I just looked up "plumb", in addition to the meanings we would be more familiar with, it also can be used to mean "exactly" or "precisely". Funny how colloquial expressions fall out of use.

Here's "plumb" as we know it! As I promised a few weeks ago, all the packed sub-slab soil was dug up at this site to allow the plumbing pipes to go in. Competent work is SO important here, since once the concrete slab is poured over these pipes, it is a major problem to unearth them if there is a problem with with placement or a leak. So, aside from making sure all connections are secure, very careful attention is paid to exact positioning of the stub-up pipes for future connection to sinks, tubs and drains.

More and more, you can see why an experienced and competent contractor is so important to a successful home building process!

Floor It

"The ribbon was cut" this week, and the room renovations project got underway the the Alpha House of Tampa. The first step of the design process is new flooring. Here is what the old flooring looked like in the hallways.

The rooms currently have very worn (and inappropriate for this setting!) carpet, which had to be torn out and the glue scraped up, and all the vinyl baseboards were removed. Then the waterproofing layer goes down.

Since all of the rooms are generally occupied, a lot of juggling of furniture and belongings has been a necessary part of this process.

Here is what the newly installed flooring looks like!

The new flooring is a beautiful change, and will be a wonderful "grounding" for each designer's room concept. And once the hallways are repainted and new wood baseboards are installed, the fresh new space is going to be a much more inviting and comfortable place for the residents.

Meanwhile, we have collected the final pieces for our own room installation, and I spent a glorious day in Florida, painting our bead board panels--outside!

We are scheduled to do our room installation the last week of October, but work on some of the other rooms will begin next week. All Mixed Up

What do you get when you throw a dozen designers, another dozen financial donors and a group of dedicated staff together in a large room? Well, we're all about to find out together!

In a couple of recent postings, I spoke about our project for the Alpha House of Tampa where we are bringing together designers to create and implement individual designs for their 20 single resident rooms. We recently held a kick-off meeting where designers were asked to show a representation of their ideas, and they would also get to meet up with their room's "Adopter" who will be supplying linens and other items for the rooms that will both complement the design and add to the room's comfort for the resident. Here are some scenes from the gathering.

Energy was high as the group enjoyed lunch and heard about the developments on the project. Then, Alpha House Executive Director Pat Langford reviewed the exciting designs for the rooms and courtyard renovations.

The design approaches were as varied as the designers bringing them...exactly what we'd hoped for! When completed, this beautiful collection of rooms will give each of the residents a comfortable, safe space, and a room that will have it's own personality and character.

After months of attempting to round up a flooring donation, a generous donor stepped forward at the meeting and offered to pay for the flooring and installation for all rooms and the hallways! It was one of those days that is not soon forgotten. The flooring has been ordered, and installation is set to begin next week. Then the magic can start to happen in the rooms. I'm as excited to see what the other designers do in their rooms as I am to see ours put together. This will be fun to watch!

The Parts In-Between

Back to our new home project. Sun's out again, which means building can move forward! The first several weeks of a home building project seem slow to the casual on-looker. This is when a lot of the technical, structural elements are being taken care of.

Once the footers were poured and block foundation was in place, loads of dirt were brought in to bring the living space of the structure to the appropriate height for flood codes. First and last time for a bulldozer in your living room!

This part always cracks me up. All this dirt is brought in, carefully spread and packed to just the right level. Then, almost immediately other subcontractors will start digging it up to put the utilities in that will be underneath the house, primarily plumbing and drains. I mean, I know they have to make sure the soil is up to the correct height, but couldn't the next crew be more careful and not mess up the whole place? Anyway, it's all part of the process of preparing for the concrete pads to be poured. These photos show the main house area.

The clients are lucky enough to have alley access behind their home, so their garage will enter from the alley. You can also see the side area that will have a separate entry and be finished as office space.

No glamour here--yet--but all necessary to insure that the home is built safely and to code. Before long, we'll get to see firsthand construction processes that have changed due to the impact of hurricanes on Florida. A lot to learn here...for all of us!

House Raising

A full home design that we have been working on for a few months is now through the permitting process, and construction began a couple of weeks ago. The design process required many meetings with the clients to determine room numbers and sizes, overall architectural style, interior and exterior details, and the multitude of other elements that go into a home design. We looked at the design during the process in previous postings, and here are elevations for the final design.

The Charleston style architecture with two-story, side piazza and faux street entry door are perfect for the narrow, deep lot, and the combination of stucco and siding will be complementary to the other homes on the block.

Rain is never a builder's best friend,

but work did proceed over the past couple of weeks, and the footers and foundation blocks are in place.

Watching a home go from concepts on paper through the final building phases is a complex and fascinating process. It can almost make you wonder how a house ever gets built! Stick around, and we can all find out together.

Snowball Effect

In the spring of 2010,we followed the construction project of a courtyard we had put in at our Maine cottage. We are very pleased with the results, and have been able to enjoy several evenings there with friends and cocktails!

As with many remodel projects, as soon as you finish one and get that area all spiffed up, it may make other areas look a little neglected. It had always been the plan to re-do the exterior of the cottage some day....."some day in the future". The home is currently vinyl-clad (they love their vinyl siding on vacation homes in the northeast!), and we assume that there is lap siding underneath, but have no idea what condition it might be in since the cottage was built in 1930.

Here is what the front looked like when we bought it.

Though the trees may appear to have added charm, they had been severely trimmed through their centers to accommodate power lines. Here is what the home looked like when the courtyard work was completed, then when the rail fence was installed.

We would like to bring some more personality to the facade, and give it a little more New England charm. The front of the house is very flat, and even though the courtyard and fence add some depth to the property, adding detail to the front plane could go along way towards dressing the cottage up. The structure already exceeds current setback requirements from the street, so nothing can be added to the house structurally. Here's a treatment that we're considering for the facade.

A shallow eyebrow roof over the front door would add depth to the front plane, and help to define the entry, and a combination of shake shingles and lap siding would also help by adding texture and shadow. Window boxes would further this, and bring some life and softness to the courtyard since the interior area is all stone and gravel. Top all of this with a raised-seam metal roof, a new front door and paint the entire cottage in a great new color (or two!), and it won't even be recognizable!

Yes, design projects can snowball, but it's always great to have dreams. Dream big!

Bath Time Fun

Last week we took a look at a bathroom project that is currently on the drawing board at our office. It is a spacious master bathroom, ripe for a renovation.

Here is the current floor plan, as a reminder. (Photos can be seen on the previous blog posting.)

There is a lot of potential here. The client is interested in looking at the possibility of putting a washer/dryer into the renovated bathroom so they will have laundry facilities on the home's second floor. They also requested a vanity area, in addition to the double sinks.

Here are four floor plan options that the clients are currently reviewing.

Each of these options addresses the clients' wish list, and each has certain advantages.

From here, the clients will generally mull over the plans for a period of time. Their challenge is to visualize the space with the new layouts. What often happens is that the client will pick elements they like from more than one plan, and these elements will be combined into a final floor plan at which point elevations will be drawn to show the design of each wall in detail. Like ordering Chinese, a la carte! It is a fun challenge when we get to design in a great space like this!

Which design do you like best?

All About the Options

Most clients appreciate being given design options, and we love being able to offer just that! Space is often the driving force behind determining what options are available. We were recently asked to design a new master bath plan for a mid-20th century home, and luckily, ample space afforded us the opportunity to come up with several different design ideas.

As often seems to be the case, the master bath had been left as the last unchanged element in this client's beautifully furnished home. Outdated fixtures and lots of unused space all speak to an overdue change needed to bring the bathroom up to the standards of the rest of the home.

Here is what the bathroom looks like now.

Here is what the floor plan of the existing room looks like.

As you can see, there is a lot of space begging to be put to good use!

During the first program meeting, the clients indicated that they would like to explore the possibility of having a washer and dryer in the re-designed bathroom. Every other element was discussed in order to ascertain a clear picture of what elements should stay, what could go, and what others would be "negotiable". Less Is (probably) Enough

Whether wading into the design quicksand for the first time, or giving your living room its 29th makeover, there is one fashion "mantra" that we think will always serve you well. KISS...Keep It Simple, Silly. (My mom never allowed us to use the other "S-word". Thanks mom!)

A simple, classic color palette, few and tasteful accessories, appropriately subtle lighting...all are good starting places for a design. And often, the starting point is also the perfect finish! Start out small and understated, then step back and take a critical look. You may be surprised that what you've created is perfect, just the way it is. We may open a design magazine only to see an enormous room layered with silks, brocades, bull-fringes, velvets, gilt-this and polished that. At a glance, we think wow!....but many of us would not be comfortable living in these spaces for long.

The same ideas hold true for our lawns and gardens. When you love plants (I LOVE plants), and you're at a great nursery, it's very tempting to grab one or two of every plant you see that you like. Unless you're doing large, mixed perennial beds (for your cottage in England), resist that urge! As in interiors, start by simplifying with multiples of two or three varieties of plants, then group plants of the same variety to create the shape of your garden or plant beds.

Since I used to nursery shop a lot, and grab everything I found that I thought was unique, it wasn't long before our garden became a confused hodge-podge of plantings. (The same thing happened inside the house--couldn't pass an antique store without making a purchase--but that's a story for another day!)

It took a long time for me to realize that the garden was not the relaxing environment I was trying to create, and even longer to get it moving in the right direction. Here are some examples of the adaptations:

These two plant beds mirror each other at our pergola entrance. They now contain two plant varieties, and one climbing vine. (I used to have about six plant varieties here.)

This bed at the front of the house has three plant varieties, and one climbing vine. I'm thinking I could have dropped one of the plant types even still!

This simple, one-plant-variety hedge mirrors the opposite property boundary. Repetition is always important in design.

By not under-planting these Crape Myrtles, you're able to focus on the beautiful bark and trunk formations. (Previously, they were surrounded by a bed of jasmine which just complicated their form.)
As another plus, simpler design will often mean less maintenance, which is never a bad thing. Take control of your designs...follow the simple path!

Why We Love Our Bungalows

South Tampa has several neighborhoods where the bungalow is a predominant architectural style. Bungalows are known for their charm and character, and though the original interiors were often smaller in scale, they can often be beautifully adapted by reconfiguring the original floor plan, or complemented with an addition.

Several months ago, I showed you drawings of a bungalow that we designed an addition for. The project was for a contractor who is working on the project for his own home, so he was able to take the ARC approved plans, and work through the challenging construction process on his own. I checked in on the project this week, and was delighted to discover another gorgeous renovation well under way.

Let's compare some of the drawings (which will show the "before" and "proposed") and compare them with the actual new construction.

And the new garage.

The amount of work that goes into a project like this is enormous, but the payoff is equally so. When it's complete the family will have a virtually brand new home with 21st century conveniences, but a home that still retains vintage charm. Something you don't always find in new construction these days!

Recreating

Several months ago, we were hired by a new client who came with a long list of areas of her home that she hoped we would address. In our first meeting, we were surprised to find that due to a major leak and mold in the kitchen, the family was basically with a hot plate, microwave and refrigerator in what used to be their kitchen! The entire kitchen had already been torn out.

Along with a new kitchen design, they wanted a new study (another leak!), a new pool and pool surround, and outdoor cooking area, and an entirely new facade for the home...basically, their desire was to recreate the existing home into the elegant home of their dreams. The project has been exciting, and has allowed us to bring a lot of imagination and design ideas to the table.

We've worked simultaneously on several areas of the home, and now some are poised to start construction.

Let's take a look at the exterior first. The existing facade is pretty standard--something I like to call "Confused-Mediterranean". The scale is nice, and the barrel tile roof is a beautiful element to use as a design jump-off. Their desire was to make the exterior look completely different, and more formal. Here's the "Before" photo.

A pretty typical overgrown and somewhat neglected landscape. (Hey, the same thing happened to mine when it started to get overgrown...I just started ignoring it!) Here's what we came up with for a new design concept, in plan view and elevation.

An outer courtyard will be formed by adding a curving knee-wall in the front yard. From this area, you will enter through custom made iron gates to an inner courtyard area, that in turn steps up to the entry, where new mahogany, glass and iron front doors will enter into the foyer. Here is a detail that will be used in the interior courtyard.

As the design developed further, gate details and fencing were added to the front corners of the house for additional privacy.

The project has been several months on the design table, and we're very excited to see the new elements start to take shape. We'll look at more of them in upcoming weeks!

Understanding the Volume

Since most homeowners don't have a lot of experience looking at design plans, it is often difficult for them to grasp a design concept based on the architect's or designer's plan view and elevation drawings. And though computer programs are now able to "model" spaces and show them in a virtual, 3-dimensional form, these programs generally produce a pretty lifeless version of the space, and may still not give you a very good sense of the finished project.

Recently, we were hired to work with a local builder and architect on what will be a very large home project. Prior to our involvement, many hours had been spent on the overall floor plan for the home, the specific room sizes, and how the space would flow from room to room. The project had stalled temporarily, held up on trying to nail down the exterior treatment. The client likes many exterior styles, and hopes to find a way to make certain elements from several of these styles meld into a cohesive and unique home for her family.

Working with the architect's plans, and many pages of the client's "idea folder", torn from multiple design magazines (which, by the way, is a great help to the designer!), we decided to do a sketch of the facade to give the home some dimension, and attempt to draw seemingly disparate elements together. Here's what we came up with.

Though these sketches are not to scale, they are usually a great tool to give the client a sense of what their home really could look like, whether they are interior or exterior sketches.

The more tools available to your designer, the more likely they are to have an excited--and satisfied!--client.

A Call Is Answered

A couple of weeks ago, I mentioned a project we are involved with for the Alpha House of Tampa. We are helping to put together design teams who will refurbish the 20 single dorm rooms that house homeless, expectant mothers and mothers with infants. Almost everyone that I've spoken to about the project--no matter what their profession or background--have immediately said, "What can I do to help?" This has been truly uplifting to me! So many people are having difficult times, but are still ready to put themselves out there to help with others who are in much greater need.

Yesterday was our first meeting on site where we introduced a group of the designers who will be working on the project to the staff at the Alpha House, and gave the designers and room adopters a chance to see the rooms as they are now. I have had the honor to work on this project with Cynthia Keenan of CK Designs, and she and I also presented versions of our own designs for the rooms that we will be redoing.

In my previous posting about this project, I showed the beginnings of the design with simple elevations. Here is the rest of the design as presented on our design board.

The design goal was to bring as much personality to the small room as possible, and at the same time make it a cheerful--and above all, safe and comforting--space for the mom and her child. Our good friend Doug Phillips will be assisting us with our carpentry needs, and Jeff Monsein of Splat Paint will be adding a vine and butterfly mural to one of the room's walls.

When the group of designers were touring the rooms yesterday, it was really exciting to see the energy and creativity starting to flow, and people expressing their willingness to undertake multiple rooms and other areas of the facility that could also use a face-lift. That being said, there are still areas that we could use more help for the project, or materials. We would love to hear from anyone who would like to be involved!

Stone

LOTS of choices, like tile, marble, granite, terrazzo, concrete, laminate, Caesarstone, Zodiac, Corian, wood, stainless steel....and I'm just scratching the surface. (Pun definitely intended!)

The choice of material can be narrowed by elements of practical concern such as vintage of the home, amount of wear the counter tops will receive or budget. But often, (and we like this), the decision is based on aesthetics, in other words, what is going to look the best in the design.

Currently, granites are probably the most popular and sought after of the counter top options. Marble is another popular option, though some people shy away from it for fear of staining. (A little research will tell you, though, that staining is really not much of a worry with marble.)

Recently, one of our kitchen re-design clients asked us for advice in choosing the granite for their counter tops. They had already looked at a couple of options, and asked us to view these and offer an opinion, or possible alternatives. Yeah, a trip to the stone yard!

Take a trip to a good stone yard, and I promise you'll be amazed at the choices...and the fact that these amazing slabs of stone were quarried from the earth. Here are a couple of pieces that I snapped photos of.

There are colors and degrees of texture that will amaze you. Almost like going to nature's own art museum! (On this particular day, I was looking for something to go with light gray cabinetry and dark stained floors.)

We ended up suggesting to these clients the pattern in their first choice might be too busy for all the counter tops. A real exciting pattern or color is great as an accent for a kitchen island or bar counter, but remember you'll be living with and working on your kitchen counters for a long time, and you want a choice you can live with.

If you're considering a renovation in the future, take a tour of the slab stone yards. It may be an inspiration in itself!

A Room of Her Own

We were recently asked to co-chair a project for the Alpha House of Tampa. The Alpha House is a facility in South Tampa that houses homeless, expectant mothers and homeless mothers with small children. The facility has 20 "dorm" sized rooms where these mothers and children may spend 4-6 months while the mothers are receiving training and counseling in an effort to help them become independent and get back out into the community.

Here are some pictures of what the rooms currently look like.

As you can see, though clean, the rooms lack any warmth or real comfort. We know how important our surroundings can be to our sense of well-being, and in this case, could contribute to the healing process.

Our project goal is to put together 20 design teams that will each take on the refurbishing of one room. The design teams will then couple with a room "adopter", who will commit to providing necessities for the room such as bed linens, towels, crib set, etc. for one year.These adopters are sometimes individuals, or often service organizations or clubs.

Each team is asked to bring their imagination and expertise to re-imagining the space. I have been lucky enough to enlist the assistance of a local artist who will create a motif of vines and butterflies on one wall (a butterfly is part of the Alpha House logo), and a carpenter who will help with the woodwork and painting necessary.

Though still in the early design stages, here is what our new shell will look like.

We are attempting to make the room warm and cozy, and bring as much comfort and life to it as possible. I am on the search for the right mirror, art piece to go with the mural, window treatment (I'm thinking Roman Shade), ceiling fan and light fixture, then begin working with the adopter to add appropriate accessories to the design.

Though response to the project has been fantastic, we're still on the lookout for designers for 3 or 4 rooms, and we also have rooms available for adopters. Know anyone who might be interested? If so, please send them my way! We're very excited about this opportunity to give back to the community, and the opportunity to use our skills instead of just opening a checkbook. It's been a lot of fun so far, and the fun is just starting.

No Roots, No Shoots

I received a good lesson this week from Kathy Beck who works for the City of Tampa, Parks and Trees Department. Last week I showed you a couple of alternate plans up for consideration for an outdoor cooking pavilion. The position of the pavilion on the site was predicated by two Grand Oak trees on the property. In Tampa, these trees are protected, and any construction that will happen near them will be considered by the Parks and Trees department prior to permitting.

Her evaluation was that the structure should be located outside the 20' safe zone recommended for building. But, instead of just taking the approach of "This is what you have to do!", in the form of the Tree Police, she was good enough to explain exactly what the issues were. This approach helped me to understand the reasons, and why it is so important to adhere to them.

The property in question has two beautiful old oaks that have very high canopies which almost entirely shelter the large back yard area. Losing these trees would dramatically change the composition of the garden and pool area from a shady retreat to a hot, sun-soaked spot...not nearly as inviting. Due to the size of the trees, they will have extensive root systems, and any damage to these will mean an end to new growth (or shoots) in at least a part of the tree. Due to the age of the trees, they are also not as resilient as young trees might be which could recover from this sort of root damage. No roots, no shoots!

Here is the revised plan for the pavilion, and its placement on the site.

Ms. Beck also urged me to simplify the landscape in the areas that area in the 20' root zone. Generally, you can dig enough of a hole to get the plantings installed, but once they start growing, their root system will create competition for water with the oak roots, and will tend to compact the soil around the roots, which will also deprive the oak from oxygen. Here is a simplified plan reflecting those thoughts.

If I hadn't already been convinced, Ms. Beck reminded me that if the trees were damaged and lost, in order to be removed, a crane would be required to lift the tree debris over the two-story house...roughly a $20,000.00 venture. I was convinced!

As in many other aspects of life, being told to do something we don't really want to do can rankle us! But when given proper explanation--and education!--and we realize there is good foundation for the rules, suddenly it makes sense to follow them. I gotta remember this.

The Evolution of a Design

Often, a design may change significantly from its conceptual phase to the actual building process. This recent project is a good example, with clear reasons for the evolution.

We were asked to design an outdoor cooking pavilion for a beautiful, semi-adobe style home. We did a site visit, met with the homeowners, and went back to put our inspiration on paper. In this case, we decided to start with a sketch of the concept, in order to give the client a quick taste of what we had in mind.

We designed a long pavilion, with central cook area that would match the exterior finishes of the home, and pergola ends on each side for extra shade, and plenty of entertaining space. Details like the columns and exposed rafter tails under the eaves were drawn directly from the home's architecture. We added a couple of steps up to the pavilion area, to offer a change in elevation in the fairly sizable garden area.

The homeowners loved it, so the next step was to give it to a couple of contractors for preliminary bids before refining the design. Bids were high (sometimes, building costs still surprise us!), but conversations with the contractors led us to some ways to significantly lower building costs. These next images show the revised design, and how the structure would fit into the pool and garden areas, with new landscaping.

Dropping the structure to ground level offered a big cost cutting solution, so that idea allowed us to proceed with scale drawings for builders to refine their estimates.

The next glitch in the process was due to Mother Nature. Two trees on the property turned out to be grand oaks. This means that the trees have a 20' "safe zone" that digging is not allowed to be done within. There are construction methods that can sometimes be used to resolve this, but in this case a relocation of the structure seemed the most logical solution. This drawing shows the proposed relocation.

This new location will involve an asymmetrical design solution, which the homeowners like (well, at least one of the team!). But, as in most aspects of life, compromise is necessary, right?

The design options are currently in front of the city Parks Department for comment. Once they give us their word, we will make final changes to plans, then back to contractors for final bids...then we can break ground!

Yes, sometimes, it takes a village.

Fairy Tail Ending

The structure of our pavilion project is completed, and it is a fitting destination for Goldilocks or Red Riding Hood....minus the wolf, of course!

We mixed elements of early 20th century park shelters with more classical elements from the nearby porch-pergola for a bit of whimsy. Here is the product.

This is where the proposed fireplace--also to be clad in stone--would go one day.

The design calls for the fireplace to sit just outside the pavilion, between these columns, in order to save floor space. And here is the view back to the house.

Goldilocks had better hurry, because it looks like the bears were ready for the last swing of the hammer, and poised to move in!

A final decision on flooring will be made later, a ceiling fan is on the way, and a little landscaping is left to be finished up, but it's ready to enjoy! On second thought, to heck with the fairy tale folks...I think I'll see if I can wrangle an invitation!

Garden Fantasy

Our pavilion is taking shape. Most of the columns are up, and the wood beams and main roof have been attached.

Once the details are finished, it will become the "fantasy" it was intended to be. By combining temple elements with WPA park shelter details, the goal was to create a structure with enough formality to tie it appropriately to the home, but enough playfulness to give it its own personality. It may be difficult to imagine, but when you see the finished details, I think it will all make sense! Don't miss the final reveal!

Every Square Inch

Storage is a high priority in almost any one's home. So in a major home renovation, finding any and all storage possibilities is part of what a good space planner will accomplish.

In this project we've been following, the master suite (with a relatively small walk-in closet) was a prime target for this kind of planning. Space for built-in cabinetry was carved out in several locations so that the finished rooms will offer ample storage for almost anything you might have!

Though still waiting for the doors, you can see how much space these units in the bedroom have.

In the bathroom, again, cabinetry is tucked into many spaces to accommodate linens, medicines and other bathroom paraphernalia.

This over sized vanity mirror (in waiting), could practically hold a drug store! Well, close anyway.
Not only is all this storage wonderful, when the beautiful doors are installed each cabinet will become an architectural element in the home.

I think I need a new house!

Phase II Begins

It's been a couple of months since we checked in on this project, and the second phase--the covered pavilion--is just underway.

Since it is a small backyard garden area, the main architectural elements from the garage and the new pergola (all close by), will be borrowed for the new pavilion. But there will be a few surprises that will set it apart and give it a personality of it's own.

The columns are going up, and cross-beams have been prepared.

This project will go up pretty quickly. By next week, we'll definitely be seeing a structure!

Master Bath

Once the floors were finished and could be walked on again, (sorry, they will be covered for the remainder of the construction, so photos later!), I could check back on progress in the master bath at this project.

Here are some photos of the progress.

The marble tile installation was completed in the shower stall. The marble surrounding the door is beautiful!

A new double vanity is topped with a gorgeous marble slab with a lot of gray, and subtle blues and greens....it blends beautifully with the more traditional Carrera marble on the floors and in the shower.

The wall behind the vanity was made thicker to accommodate a large, custom medicine cabinet that is being built. Likewise, the same exterior wall was thickened to allow for a deeper linen cupboard at the end of the tub.

The contemporary shape of the tub matches the over-size sinks in the vanity. This is a great blending of updated elements into a more traditional setting.

Room-by-room, design details are falling into place. Stand by for more!

Another Minor Detail

A stair rail, is a stair rail, is a stair rail.

Or, maybe not! When you have a tricky stair configuration, the rail should match the intricacy of the steps, right? The correct answer is, yes, it should. But, unless the installer is a very patient craftsman like on this job, you'll be lucky to get this kind of work.

The newels, handrail and balusters on these new stairs are very appropriate to the period and style of the house.

Spindly balusters would have looked flimsy, and a thicker newel post would have made the staircase too clunky in the beautiful new space. Proportion here is very important.

Notice how the staircase ends at the same plane as the wall just beyond. This is an important element in the design that helps maintain a feeling of "calm" in the room.

And now for the promised detail! Notice how the rail steps up (or down) exactly like the stairs.

Once in a while, it's the things you didn't even know to expect that give you the most pleasure. Life should be like this every day!

Floor It

Flooring....options abound in flooring materials these days. Stone, ceramic, porcelain, polished concrete, bamboo, cork...but nothing speaks warmth like stained hard-wood floors with a glossy or satin finish. The glow in lamplight is the stuff that poets write about!

Last week, I promised a peek at the floors on this project. I was lucky enough to be on site during a day of the final installation. Due to major changes in room configuration, new flooring was specified for the entire first floor. Oak was chosen.

Once all the planks are installed, the floors are machine sanded to even up all surfaces. Then, good installers will come behind with smaller sanders to hit any spots the large machines have missed.

Final stain color should be sampled and selected on-site to insure the finish is exactly what you want it to be.

This is the view of the new spaces, looking from the kitchen down the pantry hall, through the dining room and living room, and into the entry area.

Imagine this view with the finished wood...so beautiful, you can almost taste it!

The day after these photos were taken, the floors were stained and varnished, and the house was sealed for the rest of the week for the finish to dry. Don't know about you, but I can't wait to see them done.

Counter Intelligence

Counter tops are going in at this project. There are so many unique and beautiful offerings available in counter top materials that the choice can be a difficult one. Natural stone is always a wonderful option, and a trip to a stone yard can be as exciting as taking a 6 year old to FAO Schwartz! Marble, quartz, granite, colors, veining, thickness....so much to choose from!

This homeowner has chosen two different natural stone materials that coordinate beautifully--one for the kitchen cabinet counter tops, and one for the island.

The counter tops are a fairly uniformly speckled stone, in a pale green and creamy-gray tone.

And the island is a darker marble that has gorgeous green veining through it.

These great counter tops were fabricated by Custom Marble Works here in Tampa. We have worked with them for many years, and can always count on their great selection and unparalleled abilities.

When the counter tops are in, it's a sure sign that the finishing details are underway on the project, as all the pieces begin to fall into place. Next week we'll take a closer look at flooring!

Outside

We've been concentrating on interior changes at this project over the past few weeks. Let's take a look at what's been happening outside. The front area has been excavated, and waiting to be re-graded. Retaining walls have been formed at the sidewalk and on each side of the entry walkway. A "mini-deck" on the side of the house was an afterthought, but a great way to claim an unused exterior corner. And a door was added to allow direct access from the living area. The garage is progressing well. Though it's position and height may seem surprising at first glance, when the beautiful new structure is complete, and the garden and pool area transformations take place, the garage and house will work together to create an intimate setting around the pool area, that will truly act as an additional room entered from the kitchen and family rooms. The view from the second story area of this garage will have perfect views of the pool and garden, before you know it.

Here and There

Progress is apparent all over the house on this project! Marble tile has gone down on the floor and into the shower stall in the master bathroom. (Covered on the floor for protection during construction!)

More porcelain tile ready to be installed in another bathroom. An existing fireplace surround has been removed in preparation of new tile and trims. The existing ceiling wood adds a neat texture to the new stairwell.

Paint is appearing on the walls, and slowly but surely details are appearing that will give this old home it's shiny new personality.

Cabinet Base-ics

Still a ways to go, but base cabinet delivery and installation means that the dirtiest of the dirty work is behind you! Once demolition has been completed, and new walls are framed, the cabinet shop will come in to take final measurements to begin production on the boxes. In this project, the cabinets are solid wood, and the final finish will be painted. A paint-grade wood vs. stain-grade will affect the cost of finished cabinetry. Often, painted cabinetry will be well suited for a vintage (or vintage-feel) home. Here are some of the cabinets in place...or close.

Here is the base for the kitchen island, not yet slid into place. And here is the cabinetry that will house the stacking ovens. Of course the real personality comes through when the counter tops and doors are installed, but even with just the bases, you really start to get a feel of the space and how it will work. Cabinet doors are generally one of the last things installed in a renovation, in order to reduce damage to the finish. Progress in other areas to follow!

Progress on Many Fronts

A lot of great progress is happening on this job, and in many arenas.

The existing front landscaping is being ripped out in preparation of installing the new design.

More trims have been added inside, and interior doors are being relocated inside the house.

And behind the house, the slab for the new garage has been poured, and the framing is starting to go up.

I wouldn't count on being back in the house to hunt Easter eggs this year, but at this rate, it will happen before you know it!

The Best Kind of Contractor

There are a lot of things you should expect from your contractor; honesty, ability, good communication--and these are aside from the obvious, such as up-to-date licensing and insurance.

But another trait to hope for in your contractor is integrity. This can take many forms at a job site. A great contractor takes a step back from the work, and is rarely (if ever!) prepared to say simply, "It's okay". When they are great is when they have the eye to recognize that in fact something may not be good enough, and there is a better solution out there...and then, of course, be willing to implement that solution!

At this job site that we've been following recently, the new pergola entrance was in effect completed.

But, when scrutinized, the weight of the second tier of lumber as it related to the rest of the house seemed wrong to the contractor. He called in the design team and client, and the consensus was to replace it with heavier beams. It does make a difference!

This could seem like a minor detail in the scheme of this renovation, but one minor detail here and there soon turns into a sloppy job, and ultimately a costly, and not-so-great finished project.

Be sure to look at past jobs your contractor has completed, talk to the homeowners when possible, and listen carefully when interviewing contractors. You should be able to get a good sense of the degree of care they take with their work, which should ensure your happiness on your own project!

Bungalow Trims

In the style of the Craftsman Bungalow, historically the home would almost become a showcase for trims....trims around fireplaces, door openings, windows, built-in cabinetry...the more plentiful and elaborate the trim details, the more it showed off the "craftsman"-ship!

Though in the strictest definition of the term Bungalow, this home we've been following may not precisely meet the terms, but typical craftsman details were evident in the original home design, and are certainly appropriate to the new design.

We saw the windows installed in an earlier posting on the project, but now the interior trims have been added. It makes an amazing and immediate transformation to the feel of the space, as you can see in these pictures.

These trims frame an already beautiful window, and once the walls and trims are painted, they'll stand out even more.

Truly fine trim-work is an art form all unto itself,and one that when properly executed--as this careful contractor is seeing to--can truly make an interior. I'm anxious to see more of the same!

Phase One Complete

Back to the most recent garden project we've been following, and phase one of the project is now complete. The new pavers are beautiful!

This semi-circular area will eventually house a fountain.

Lighting is all in, with a larger version of the light that is on the pergola structure flanking the French doors.

Most of the plantings are in, with some additional to follow in Phase Two of the project.

This will be the view as you enter the garden from the driveway.

And this is the view from the covered pavilion, which is Phase Two of the project to start later this spring.

Now, all that's left to do is sit back and let the plantings grow in. The homeowner is ecstatic, and it is a job we're proud to be a part of!

Two Steps Forward and One Back

It would be great if every aspect of every project proceeded smoothly...but then there's the real world!

On visiting our back porch and garden one day recently, I was excited to find it looking like this.

It looked like the main field of the pavers was complete, perimeter cuts ready to be made and edging pieces would go in. But on closer inspection, the pavers were just not up to quality standards. This is what the job looked like the next day.

In discussion with the landscape contractor, about 3/4 of the pavers were pulled up for replacement. Since it is a natural product, some variation in color and texture is expected in the Travertine pavers, but the original load had too many missing corners and too many holes to be suitable.

New pavers have now been delivered and re-installation is underway, but meanwhile planting has started.

A small glitch, but by this time next week all of Phase I of the project should be complete. Check back for the update!

Great Walls

And then suddenly, it's a house again! The renovation starts with demolition, breaking it down to basics. Then starts the slow, careful process of putting pieces back together in a new shape. Sheetrock on the walls is the base layer leading to the "trims and details" coating.

Here are the kitchen and master bath taking shape in the big project we're following.

The porch has really taken shape too. Very careful consideration has been given to matching the existing stucco finish and architectural details of the original exterior.

Knowing the Process

When working with a Historical Review Board such as we have in Tampa, it's very important to know the process well if you hope to gain approval for your project.

The process begins with a "Due Diligence" investigation to obtain such information as; does the structures meet current setback rules, if there are protected trees on the property, etc. In our pursuit of approval, we also begin with a face-to-face meeting with the Architectural Review Commission to explain what the client's hopes are for the property, and get the input of the Commission on these proposals. This can be an early form of intervention if there is any aspect of the project that the ARC won't support.

Then design work begins. At this point, it involves meetings with the client to ascertain their expectations, and translating them to a design.

Once the floor plans are approved by the client, then the exterior elevations are next. For ARC (and aesthetic) consideration, careful attention is paid to duplicate appropriate materials and finishes--however, the ARC will regard the new plans to look for a perceived delineation between the original structure and the addition.

In the case of this project, a secondary structure (garage and studio) were also up for approval.

Because appropriate measures were taken on the front end of the project to meet all necessary guidelines, this project sailed through for complete approval. In fact, in this case the ARC was very excited to see that a home in a historic neighborhood that had been considered for complete demolition would now be rehabilitated, and brought back to be a beautiful and vital part of the neighborhood!

Scrubbed Clean, Ready for Makeup!

We're about to add the final elements of "Phase I" of the back yard project we've been watching. The porch and pergola are in, and the slab has been poured for the pavilion-which will be Phase II of the project.

In preparation for the pavers and plant materials, the irrigation system first had to be addressed. Because of the relatively small, multiple plant areas, the entire system will be drip-irrigation, which will keep spray off of the walkways, pavilion floor, and porch steps.

The entire area is cleaned and graded now, and the area for the pavers is mapped out. In grading the soil, we want to be sure that once the plants and mulch are in, everything is still below the level of the pavers and driveway, to be sure that mulch isn't constantly creeping into areas it shouldn't be.

By this time next week, we should be looking at a semi-finished project. I, for one, can't wait to see it!

Steady Progress

Back to our big renovation project. Great progress is being made, and the small details are being ironed out with the contracting team, the designer and the homeowner. Communication is always key in a project like this, and never more so than at this stage.

The front porch is really taking shape! The pergola-covered open area will make a much more inviting entrance to the beautiful home. The hefty upper beams used for the pergola are an appropriate weight and scale to go with the structure of the home, and the bead board ceiling in the covered portion of the porch is a wonderfully traditional treatment.

The stucco men have done a great job in renovated exterior areas of matching the heavy finish of the rest of the house.

LOTS of new duct work for the HVAC system. And the majority of the plumbing and electrical is tucked inside the walls.

It won't be long before we start to see drywall go up, and that's always a great leap-ahead day! The contractor is smiling at this job...gotta be a good sign!

Cocktails on the Porch

Well, it's almost ready. A couple of details yet to clean up, but it looks and functions like a porch now!

There is so much to like about this project. A favorite detail is the curved steps between the stuccoed welcome-walls, and the way the pergola members overhead mirror the curve.

The choice for lighting is under consideration.

I like the form of this fixture, and the way the long narrow lines of it complement the long columns of the pergola

Once the stucco completely dries, the welcome walls and piers will be painted to match the deck skirting. Then it's time for the pavers and landscaping. Hey, make mine a gin and tonic....extra limes please!

Framed

As more framing goes into our major renovation we've been viewing in recent posts, the old design elements start to disappear, and the future shape takes on a little more form.

As you move through the newly framed rooms, you can imagine how the renovated spaces will flow once the sheetrock is on the walls. The rooms will be returned to more of a bungalow proportion and human scale.

To most homeowners, this stage can be a very tedious part of the process.

Real progress is being made, but much of it is "hidden", such as wiring in the walls and plumbing under the floors. But patience, patience! Good things come to those who wait, and I promise this is going to be good.

We Live In A Material World

Vinyl...plastic... These words may still carry a stigma when used in a construction context. But like it or not, their presence is expanding, and in my opinion for good reasons.

As mentioned in previous postings, some of the materials used on one of our recent projects are vinyl products from Certain Teed. Due to the fact that this homeowner works for the company, it was obviously good PR to use their products! But he was also very interested in using them for longevity and environmental reasons. Let's take a look.

The vinyl decking is textured and colored to resemble wood grain, and actually looks even better in person! It is installed using a "tongue and groove" method using clips that are attached to the floor joists, then the pieces actually snap onto the clips, leaving no exposed nails or screws to pop up as the porch weathers.

The fencing has enough detailing--including the lattice sections and trim--to make it a very attractive alternative to traditional wood fencing. And again, the sections all snap together into clips that come with the fence sections, so there is very little hardware or need for tools.

In addition to having recycled content and being fully recyclable, these materials never require painting, which also adds to their green impact.

There was a time when houses were built from mud and sticks. In the evolution of building methods and materials, perhaps this is the step where the 4-legged creatures started to walk upright!

Sweet Smell of Success

We're getting close to completion of Phase I of this garden design project. The finishing touches on this back porch and pergola are being done even as I write this!

The overhead wood portions have all been installed, and painted on ALL surfaces (even unexposed areas) in order to at least slow down decomposition related to the elements. Code does not require a railing for this porch since it's only 24" above ground level, but we like to add a low railing to help "ground" the porch, and add a more finished look.

Electrical wire has been run, and boxes installed into 6 of the columns for sconce lighting.

After priming all natural wood elements, 2-3 coats of finish paint are applied. You can't be too careful on exterior wood!

As is often the case, when a construction crew is on-sight and doing work nearby, this was the perfect opportunity to replace a rotting door frame, and re-hang the French doors. You can't have bad looking doors out to a beautiful new porch!

Once all the woodwork is done, the concrete steps and welcome-walls will be poured in preparation for the pavers that will lead to the patio area. Can't wait to share the finished photos with you.

Taking Shape

Significant progress has been made at one of our big design projects. More exterior windows have gone in, a new front door has been installed, and walls and ceilings have been framed into the previously lofty spaces. Check out "before" photos from previous blog postings.

The front of the house has it's new windows, and the front porch has been carved out of what was once all interior space, giving the front facade the beginning of some shape and personality.

It's exciting for us to see these changes happening, and it must be even more exciting for the homeowners!

Assembly Required

Great progress has been made on the backyard garden plan viewed a couple of weeks ago. After the tear out, the contractor was ready to begin right away. As can often be the case, rotting wood was discovered behind the steps, directly under the French doors. Opening this area up provided a needed opportunity to replace the damaged material, and steps will be taken to prevent this sort of damage from happening again.

First order of business was to pour footers for the steps and piers for the porch deck.

Then, block was laid so that the floor joists could be placed. Next, the decking. As promised, the decking--and the columns shown--are engineered materials. The decking is currently covered for protection, but I promise to share better images once it's uncovered.

Beams were placed on the column and attached to the house for the roof members.

I always have the contractor notch out these elements so they sit down onto the beam. In my opinion, this keeps the structure from looking like stacked Lincoln Logs.

A couple more weeks to completion, but that being said, this homeowner is giving himself a wonderful Christmas present, that will keep giving for years to come!

No Home For The Holidays

You might remember this project from a recent posting.

Well, our brave clients have moved out of their home (just in time for the holidays!), and the demolition and reconstruction got underway a couple of weeks ago. This part is never pretty, but there's got to be something rewarding about swinging the wrecking bar, and firing up the jack-hammer!

Lots of loads to carry away, and recycle whenever possible.

As we've discussed in the past, you can almost always count on surprises when you start opening up walls in an older home. I guess if you expect surprises, then they're not really surprises, right? So, let's just agree to call them "gifts". There were some special gifts at this project when demolition got underway, like a completely unsupported 2nd story corner hanging over the 1st floor room below, and about 3" of concrete under the kitchen floor. But, a side benefit of renovation is that a competent contractor now has the opportunity to correct mistakes made in the past. And that's exactly what will happen here.

In this photograph, you can see how the floor has been opened to allow a footer to be poured for a new pier for support under the home.

This should give the homeowners an added sense of assurance!

New windows and doors were preordered (another sign of an on-the-ball contractor!) and are already being installed. These are vinyl clad windows with wood interiors...great looking, sturdy, and very appropriate to the design, and neighborhood.

So far, all things considered, the project is going smoothly, and everyone involved is happy...just the way it should be around the holidays. Hey, if you see the homeowners staring forlornly at their home under construction, invite them in for some holiday cheer! More to come.

Wiping The Slate Clean

Earlier this year, a new client came to us for a garden design. He had some general ideas of what he was hoping for--mostly in the form of how he wanted to use the garden space--but generally afforded us free range on the design. Our favorite kind of client!

As the design began to take shape, we met periodically to review the different elements that would be added to the small but welcoming space. After a few weeks of this process, the entire design emerged as a full-blown swan!

Here is what the space looked like to start with. Nothing much here to suggest the charming interiors that the house offers...but that's all to change soon!

This is the plan that was created for the space.
The new design consists of a pergola covered deck coming off the back of the house. Steps will lead down to a new paved area and ultimately back to a covered pavilion. Because the garage is already detached from the home and Tampa codes only allow for one secondary structure, the new pavilion must attach to the garage via a connecting roof piece.

The new structures will be surrounded by a lush--though simple!--landscape that will provide a beautiful and easy to maintain garden for this homeowner. For budgetary concerns, we have found creative solutions to the staging of the design, and construction is now underway. As always, the first step is clean-up and clean-out.

Whenever possible, of course, we like to salvage any plant material that still looks good, and relocate it. We did manage to move a clump of Areca palms that were right against the house, and relocate them to another spot on the property.

In the upcoming project, you'll see our contractor use some composite materials for decking and fencing for the first time. The homeowner works for the company that produces these products, so using them on his project makes sense for a lot of reasons. We'll all see them, first-hand, together. Keep an eye on this one!

Conquer Boredom!

If you're like me, I bet you're looking for a major project to warm you up for the holidays! Actually, the holidays are enough of a project on their own for me, but how about something to set for a New Year's Resolution project. Here's one you might try.

Adding your own decorative moldings to walls may seem daunting, but it really is a much simpler undertaking than you might think. The necessary tools would be a miter box and sharp saw, sandpaper, finish nails and hammer, caulk and paint. Oh, and of course patience, and careful planning. This is one of our design suggestions that appeared in our Expert Advice column recently, in the St. Pete Times.

Start by measuring your walls and mapping out what you would like the finished design to look like. Then, calculate the sizes, based on overall wall measurements. Don't forget to measure twice, and use a calculator to check your math. Careful measurements here can assure project success.

The cut-to-size pieces of molding can be nailed right to the existing wall with finish nails. There are many profiles and sizes of moldings available at your home improvement store, and mixing one or two together is never a bad idea. Here is what can be achieved with an afternoon's work.

Once all pieces are cut and attached to the wall, fill any cracks and nail holes, then prime and paint. You will instantly have the look of expensive paneled wainscoting. Hey, if you get really confident, you might even try a faux-wood finish! Ya know, it just feels good to create something with your very own hands once in a while!

Preparation, Preparation, Preparation

If it seems like I'm borrowing an oft-used phrase from the Realty world, well yes, in fact I am. But, my "Preparation" phrase is meant for homeowners embarking on the renovation and building trail.
Our design project that we spoke of back in August is poised to begin construction. We're as excited as the homeowner to get this project underway and see the house start to take on its new shape and personality.

Choosing a contractor can be a confusing and time consuming task. What may be of greatest importance to your peace of mind--and wallet!--is choosing wisely. First and foremost; Make sure the contractor knows who's driving the bus by taking the wheel yourself right off the bat.

Our informed and process-educated client prepared a bullet-list of expectations which each contractor interviewed was asked to return, along with their respective bids.

See the list below:

BUILDER INTERVIEWS

Deliverable: All the following to be included with bid package, in writing, the week of________________.

1. List current and past five jobs, include names, phone numbers, and addresses.
2. Describe projects similar in scope to this one.
3. Describe communications process – review project bid with primary contact
and have regular access.
4. Relationship with subs – how selected, how contractors work.
5. History and description of the firm and principals, with key employees.
6. Current financial performance and proof of viability.
7. Timeline: project sequence, dates house should be vacated, possible delays.
8. How to assure materials are available and avoid delays.
9. Related projects: fencing, landscaping, foundation, roofing, HVAC, generator, plumbing, electrical.

Not only does a list like this help the homeowner by spelling out details of the project, but it also tells the contractor up front that a close eye will be kept on all aspects of the project, and sets up your expectations for the communication process during construction. Though it may mean additional work for the contractor, a reputable one won't mind taking the extra time to complete these questions. And trust me, that is the kind of contractor you want on your job!

Material choices are already underway, so ground will "break" soon. Keep a keen eye out for this one!

Who's Your Mama?

Plato once said, "Necessity is the mother of invention". (I doubt that he said it exactly like that, but the phrase is attributed to him.)

Well, this was never more true than on one of our recent bathroom renovations. I take great pride in careful planning before a project, and try to anticipate problems as much as possible. Sadly, this doesn't always work out!

We recently ordered a beautiful 72" long vanity for a project from buyvanitiesonline.com. It was a great price, and came complete with Travertine top and double porcelain sinks. What could be wrong with this, right?! Well, it never occurred to me to wonder if it would fit up the client's switch-back staircase, with low ceiling clearance. And it wouldn't! This was further complicated by the fact that the vanity came with the top and sinks completely installed in such a way that dismantling was just not an option, and, as you can imagine, it was VERY heavy.

Our builder, Doug Phillips, didn't skip a beat, and quickly found a solution. Borrowing a time-honored method from Europe, hoisting the vanity up onto the roof via rope and pulleys, and taking the vanity through the bathroom window was an "obvious" solution! It took four men and a lot of oomph, but actually the process went quickly and smoothly. Here's how it went down. (Or more precisely, how it went up!)

As you can see, the doors and drawers were removed for safety (and less weight!), but the vanity made it into the bathroom without a scratch. I hope Plato is looking down and smiling!

The Ending Writes Itself

Once in a while, a story writes its own ending, as in the case of a bathroom renovation we recently featured. We followed the demolition and construction, up until the final details were posed to fall into place. There were a few further delays due to backordered product, but now the bathroom is complete, and already being enjoyed by the owner.

Let's look at some of the before photos, to refresh your memory.

An over sized shower that took up about half of the bathroom's floor space, a narrow, dark vanity area, a floor plan that didn't take advantage of the space and, at best, contractor-grade finishes.

The final bathroom was a very long time in the planning stages, and a long time in construction, but the final product was oh-so-worth-it! As I had promised, surprises are in store. The homeowner is an artist in her own rite, and she made sure that the finished bathroom would reflect her personality and display some of her own work. Interior Spaces designed the new bathroom layout, the cabinet design and placement, and then we turned the reins over to the client. From there, we were available to help with product procurement, technical questions and an occasional opinion when the choices seemed overwhelming. This interaction assured that things progressed fairly smoothly, and when the first bath was drawn in the new jetted tub, the homeowner could enjoy what is truly her very own space!

By comparison, the new space is almost like walking onto a dance floor!

This "appliance garage" stores curling iron, hot rollers and lots of other beauty aids safely out of sight.

The curio cabinet is an elegant treatment to display some of the artist's own work, as well as some personal treasures from travels.

This custom chandelier was created by Matt Dean of MD Glass Designs. Each color was hand selected to pick up other colors in the bath elements, and the client actually got to learn the technique by working with the artist during the creation process! It is really stunning as it glows on the Venetian plaster finished ceiling.

The client chose a beautiful new finish from Kohler (Antique French Gold) for her faucets. The soft gold was a great complement to the other bath elements, however, it did complicate any other metal choices that might be made in the bathroom, such as drawer pulls. Solution: why, create your own pottery pulls, of course!

A bright, elegant, delightful space that makes the client smile every time she walks in. And that makes me happy! Rumor has it, her husband has to use another bathroom in the house. My money says he sneaks in when she's not looking. Who could resist?!

Architectural Tricks

In design, there are many ways of making something look different than it actually is. This can be an interesting way to cover up flaws, make a design element appear more significant...or just make a room look all-around better!

Here are a couple of tips we've shared with readers of our Expert Advice column.

A detail on a cabinet door can elevate it from ordinary to extraordinary in seconds! A piece of metal grill (as pictured) can be framed and inserted into the door, or applied to the door surface. Also consider a beautiful ceramic tile framed, or a wonderful small piece of leaded glass, or...

You can cover a normal sized, off-the-shelf medicine cabinet shell with a large frame and mirror. This is a great marriage of beauty and function.

A false-transom can be framed out above a door opening that has enough height above it, which will actually accentuate a rooms ceiling height. This transom "window" frame could be filled with perforated metal or a frosted glass to enhance the illusion.

Mirrors on a kitchen back splash can help bring the outdoors in, and at the same time enlarge the feeling of your kitchen. They are also a great way to add sparkle and reflect more light back into the room!

Some pretty simple tricks to help you fall back in love with your house!

We Love Pergolas

A pergola--or arbor, depending on the definition you use--is a great way to define a space in your yard or garden. It can also transform a deck into a semi-covered porch or pavilion.

It seems that the official definition of a pergola describes it as a frame structure consisting of colonnades or posts with a latticework roof, designed to support climbing plants. The pergola has taken on many forms and variations, but the idea is simple. Here are a couple that we have designed for past projects, that show different uses for a pergola structure.

This one is attached to the side of a detached garage, and it leads you from one area of the garden to another, by offering a paved pathway, and a semi-sheltered covering.

This one is attached to the rear of a home, and partially covers a solid-surface deck area. It actually extends the home by creating an exterior room, without the expense of constructing a hard roof. (This photo was taken when the project was about 90% complete, and before landscaping went in.) I love the use of large pieces of slate on the floor, surrounded by brick!

Here is another pergola that covers a wood deck on the rear of the house. This one leads down to the pool and pool deck area.

The next one is a completely free-standing pergola structure. It was built over a brick patio, and actually creates a destination...a separate outdoor room that actually requires leaving the house, and a walk (albeit short!) to enjoy the outdoor area. The vine covering, lighting and ceiling fans in this pergola greatly extend the seasonal enjoyment of the area.

In all cases, the size of the columns and "roof" beams are important. If the pieces are too small, your pergola might take on a spindly look. And be sure that you consider proper lighting and electric outlets during construction. This can make the pergola so much more useful when complete!

Look around and see where a pergola could make a difference in your yard!

My New Favorite Thing

Okay, I'm simple. But, I bet by the time you've finished reading this, you're going to want this product for your own home!

We needed new toilet seats. I've never been able to figure out what our cleaning people use on the toilet seats, but it's something that seems to etch away the finish. Anyway, the time had come....you remember, that Garden Club party, right?!

We like the sort of "vintage looking" toilet seats, that have some exposed chrome metal. They just seem to go with the house better. Honestly, I bought these because they looked the best...their super-cool function was just a bonus.

"Watch" these photos...and I promise you, there is no trick photography, or time lapse used!

Look mom, no hands! This is a Bemis Whisper-Close toilet seat. No motor. No electricity. Just a great hinge device that very, very gently lowers the seat and lid, either separately or together. All you do is give it a gentle push, and it lowers itself, like a graceful ballerina en pointe.

Just think of the peace-making implications in your home. Oh, I think I smell a Nobel Prize!

Call Me Crazy!

A couple of weeks ago, I was doing some of my weekly yard clean-up, and it suddenly occurred to me that we were hosting a Garden Club brunch at our house in two very short weeks. Yeah, panic set in. I was looking at our front yard, and it was not a pretty sight!

Our foundation hedges had become overgrown (even with regular trimming), and were experiencing old-growth die-out. The Sansevieria had taken a major hit in our hard freeze this past winter, and there were only a few straggling stalks remaining. The Zoysia grass that we had planted 20 years ago--and ripped out 10 years after--had managed to reestablish itself. It had completely choked out the beautiful Jasmine minima bed on one side of the yard, and was making great progress on the other side. The bed of Macho ferns was anything but macho and the giant Bird of Paradise plant was on the verge of taking flight...to the moon and beyond.

I decided that a complete rip-out and redo was needed. Luckily, we work regularly with Joe Argentine of Argentine Landscaping, and he was prepared to come to the rescue. I did a quick design, and within a week he had the materials together and his crew came in, ripped out and replanted in two days.

Okay, yes...they finished at 6:00 PM last night, and the Garden Club was arriving at 9:30 AM this morning, but you could barely tell that it wasn't an established landscape.

Take a look at the process. Here is what it looked like going in:

The old grass and Jasmine required 6-7 passes with the stripper, then the crew diligently scraped, shoveled and raked to remove old soil and roots to bring the bed heights to where they should be for the new sod.

I decided that rather than continue the battle with the Zoysia grass, it might be better to call a truce, and replace with brand new Zoysia. This way, when the old grass pops up, it will look like the new grass. Embrace the enemy!

Here is the new front garden.

I feel like the house can breathe again! I can't necessarily recommend last-minute landscaping, but I'm glad to have gotten it done. It takes a party to get the house cleaned up, right?

And even better, since I haven't owned a lawn mower in about 10 years, the neighbor offered to let me use his anytime I want. Do you think this means I should offer to mow his grass....?

Scale Matters

In addition to our interior design services, space planning and landscape and garden design, for many years we have created custom art for residential and commercial projects.

With the advancements in print technology, and new, more affordable materials that have become available to print on, in the past couple of years we've been able to produce very large scale images which can really make grand statement.

In the first photograph, you can see a couple of pieces that are available from our image catalog at http://www.voscher.com/. This image catalog has selections from several genres that might suit many needs. These are hanging in our office.

But in addition, we specialize in creating custom images that might be more pertinent to the theme or setting. These next images were created recently for a hospital facility, where some very unadorned hallways were crying out for large scale art.

We actually have the capability to create art up to 10 feet by 4.5 feet! And a piece that large is one bold statement, especially perfect for loft-style settings!

We can create the art pieces as simple stretched canvases, or images can be printed on paper in many textures, and framed for a more traditional application.

Icing the Cake

Aren't the finishing details of a design project like icing on a cake? I mean, cake is just cake, right? But icing....well, you get what I mean.

Getting this bathroom to the near completion point has posed its challenges, but now the sweet parts are happening, and the project is taking on a personality.

Shower/bath tile being installed.

Travertine, like the flooring, but this time in 6"x12" tiles, with randomly set glass mosaic pieces.

You can see how the glass mosaic in the shower matches the integrated glass sink and counter top!

Notice also how the subtle coloring in the Venetian plaster finish on the ceiling, by Ron Francis, ties in the project's accent color. Hey, these things don't happen by accident!

One more piece of icing--the softly-folded Roman shade at the window. Because of their clean, simple form, I especially like Roman shades in the bathroom. This one was fabricated as a single valance with two separately operating shades to offer variations in natural light levels.

Still waiting on the faucets and mirrors, but next time you see this bathroom, it will be a finished project. And I can promise there is still a surprise or two in store!

Transformations

What was originally a "contractor-grade" bathroom in this client's home is now taking on the excitement and vibrancy that this artist-owner deserves! A space that seemed cramped with an over sized shower stall and a single sink now feels open and bright.

There are always exciting milestones in any renovation process, and to me, cabinet installation day is one of the best. For this renovation, we had custom cabinets made by Richard Hunt of Fine Design Cabinetry. To our specifications, he built a sink/makeup-vanity combination cabinet, with storage tower in between, a tall curio-cabinet and a beautiful storage cabinet for the WC nook.

Richard makes a few last-minute adjustments while installing.

"Cookie" seems to love Mom's new digs!

A milk-white paint finish was chosen with a custom-colored glaze to complement the travertine floors.

As beautiful as these cabinets are, it was important that they be practical as well. Richard worked closely with us and the client to make sure there would be adequate storage. The extra-deep drawers and the "appliance garage" (for hair dryer, curling iron, etc.) really fit the needs. This is a case where very careful planning on the front end of the project will help assure the hoped-for outcome. (By the way, the blue painters tape "drawer pulls" are just there until proper knobs are installed...just in case you were wondering!)

Since these photos were taken, the tub has finally arrived, which will help the project move towards completion. As we mentioned in previous postings, material delivery schedules can create major problems, and sometimes they are unavoidable. It's important to create a good relationship with your suppliers, but it's also good to know when it's time to pull the plug and move on! And the best part is, those "bad moments" during the process will be nothing but memories when the project is complete!

Let the Art Begin!

Let's check in on our bathroom project. Progress has stumbled a little, due to some materials not arriving when expected, but luckily work is still progressing.

Bead-board wainscoting has been installed, and all doors and windows received new trims more appropriate to the design. The travertine floors have been completely covered to protect them during the remainder of the construction process.

As we begin to piece together the artistic project, the client has chosen artisan Ron Francis to do a Venetian plaster finish on the ceiling, and behind the vanity mirrors. The first coats in the process were layers of cream colors, in finishes and glazes that will reflect the light and give the ceiling texture. A very small amount of color was added in the final coats...a green-blue that mimics the color of the integral glass sink and counter top.

You'll see how beautifully this ceiling color works in our next photos, where we'll reveal the installed cabinetry, and the sink-counter top. We're currently waiting for a tub, toilet, sconces and faucets...but, next week I can reveal the cabinetry to keep you on the hook!

Exteriors

Last week, we looked at some of the interior changes that will be happening on one of our latest design projects. Today, I wanted to show you what the new exterior will look like.

The homeowners are now waiting for bids from several contractors. This well-organized client made a detailed checklist of questions for the contractors, and information expected to be provided within their bids. This is a fantastic approach. As we've discussed in past blogs, the better your communication is on the front end with your contractor, the more smoothly you can expect the project to unfold! And fewer surprises should arise.

Meanwhile, there are many choices to be made...new appliances, counter tops, flooring, bath fixtures, colors... The task at hand can seem daunting, but by making lists of needs, and checking them off when selections are made, eventually the list is completed.

I promise to keep you updated on this project when work begins!

Full of Surprises!

A few months ago, our firm was hired to design a major renovation on a home in our own neighborhood. Seeing the home's interior for the first time was quite a surprise. Alterations had been made to the home by previous owners, that spoke more of that period in design than about the vintage of the home itself. We feel honored to be a part of a project of this nature; one that we think is important to the restoration of a home in a historic district.

Because the home is in a historic neighborhood, there are more steps to the design process than just a "normal" renovation. Our team has many years of experience in dealing with this process, and understanding the design elements that will be closely scrutinized by our local Architectural Review Commission. After client approval, all plans must be approved by the ARC prior to being sent to the city for building approval.

As you can imagine, a design process that must embrace both the clients' desires for a comfortable and aesthetically appealing space, and historic building dictates, requires a lot of time and comfortable communication with the clients and approval boards. We were very lucky on this project to have both!

Here you can see some of our plans for interior design solutions that will be implemented to return the spaces to what they once might have been...only better!
The project went before the ARC for approval earlier this week, and passed with flying colors, so construction should begin soon. Next, I'll share drawings with you for the exterior renovations. This will be an exciting project to watch!

Piecing It Together

Back to our latest bath renovation. The last time we looked in on it, the demolition was complete, new framing, plumbing and wiring all in. Most of the material selections have now been made, and the pieces are coming together.

Deciding on a logical order for the work to progress is generally a fairly simple process, but in this case it's a little more complicated due to some elements that won't come in for a while, and other elements that should happen somewhat "out of logical order" due to their unusual nature.

One pretty easy decision is to install the flooring material. Cabinetry, base mouldings and toilet will sit on top of it, so it should almost always happen first.

18" square Travertine was selected for this floor. There will be both traditional and somewhat more modern elements in the finished bathroom, so the large stone tile was a logical choice. The stone is both "old-world" and timeless, and the size creates more of a contemporary look. The tiles were installed in a staggered pattern to further the timeless feel, and since the tiles were justified (or rectified, depending on who you ask), they could be laid with very small--1/16"--grout joints.

Once the floor tile was in, we could begin to make final color choices for the walls, cabinetry, etc.

And so the "pretty" begins!

Lighter and Brighter

Here is another design idea that appeared recently in one of Expert Advice submissions to the St. Pete Times!

Exposed brick can be beautiful in the right setting. But there are instances where a brick fireplace or a brick wall can seem somewhat heavy or forbidding.

This room had been completely refurbished, but when you stood back to look at it, all you could really see was a dark brick fireplace. It almost seemed like a "black hole" in the living room. By painting it the same color as the trim in the room, it suddenly fit into the room decor as a complement rather than a single focal point. It also brought appropriate attention to the built-in cabinets on either side.

Swallow your fear! Brick painting is a little tricky because of the texture, but a good, long-nap roller can help. All masonry should also be primed using a special primer in order for the paint to adhere and cover properly.

It might be just the thing to lift the spirits in the room!

As in all renovation projects, the beginning elements of the work are more nuts-and-bolts than anything, but you have to start there! With a careful design approach, the new plan will show you where plumbing needs to be moved, lights, outlets and switches rewired and relocated, and old walls removed and new walls added as needed.

In this bathroom, the toilet is moving to the other side of the room to allow space for a longer vanity and storage cabinet. The original jumbo-sized shower area allows space for the relocated toilet, and a tub/shower area. All-in-all, a much better usage of space.

We are also adding additional can lights into the ceiling to more appropriately light the bathroom, which will make the bathroom both more pleasant, and more efficient.

Though it will remain a pretty traditional bathroom layout, what is going to make this bathroom truly special is the finishes. The choices have now all been made, and I think they are exciting! There are still some challenges ahead, and we are counting on some careful color decisions to pull it all together.

I'm looking forward to "solving" this final puzzle.

Making Sense Of It

Currently, I'm helping a client with a full bathroom renovation that she's been waiting for a good long time! The bathroom was functional, in a generic sort of way, but the over sized shower stall barely allowed space for the bare necessities--sink and toilet--and certainly didn't provide any storage opportunities. Okay, I'm going to say it....it just wasn't pretty!

After a considerable amount of back and forth, give and take in the design, we're ready to get started! But as always, lots of work to do before the "pretty" starts to happen.

Out with all the old! By removing the large shower area, we're giving ourselves ample space for a tub/shower combination, and still plenty of room for the toilet area.

This will leave the other wall open for a lavatory-vanity combination, and include a tower of upper cabinets for linen and accessory storage. And since this client is an artist in her own rite, I promise there will be lots of other surprises in store!

A Fresh Start

Well, it's finished! I like to think we gave this 80 year old cottage a fresh beginning, and breathed some fresh life into it!

To refresh your memory, I've started with a picture from the first day we looked at the property!

Now, with the trees down.

And finally, project completed.

Well, I say it's completed, but of course it's crying out for planting in front of the new wall and fence now...but all in due time.

I'm Floored!

Well, unfortunately the courtyard wasn't 100% completed by my last trip to Maine, but we're getting very close!

The French drain was installed through the center of the floor area, and that drain--along with the new gutter downspout installed on the front of the house--were all channeled to a dry well dug on the low spot on the property.

Then gravel was installed as a floor base, and random, large pieces of fieldstone were laid for the floor areas.

Finally, several inches of pea gravel were added as top dressing, and to bring the level of the gravel up to the level of the large fieldstone pieces.

This entry pad will be mortared with a swept-in, flexible epoxy grout to help resist cracking during the winter months.

In this photograph, the fence posts have been wrapped in cedar for extra heft.

Now, all that's left is the fence rails, caps and gate, then all wood will be painted white!

And yes, I couldn't resist adding a little whimsy! What in the world could be wrong with that?
